MIXED-USE BUILDING PROJECT
​PROJECT PROGRAM:
-
A Developer Multi-family Residential Development has retained you to provide design services in regards to a Mixed Use Apartment Complex that he/she wishes to construct on an approximately 1.12 acre site in Central Islip, New York. This application will require a Change-of-Zone, and a formal presentation will be required for approval.
PROGRAM REQUIREMENTS:
The requested Apartment allocation is per the chart below:

In addition to the retail space and apartments, provide the following associated facilities, including, but not limited
to: Laundry, Mechanical Rooms, Storage Rooms, Refuse Rooms and Janitor Closets / Rooms.
The design for the apartment units must support the following activities and qualities of experience for:
• Arrival and Entry
• Cooking and Dining
• Sleeping
• Storage
• Toilet and Bathing – as compact as possible
• Social and personal intimacy for several friends inside and outside.
• Visitability as required by the Building Code of New York State
Community Space: For the exclusive use of the tenants and their guests, please include a Community Space of
approximately 1,000 square feet. Within the Community Space provide a Community Room, (1) Office, Mens &
Womens Rooms (single use) and Kitchenette Area.
DESIGN AND CODE REQUIREMENTS:
You will use the analysis of the site and your understanding of this building type from previous projects to assist in designing your project. Code compliance: The design and construction will be governed by the Building Code of NYS. Review and design units in accordance with the prevailing building and zoning requirements (provide a minimum of 54 parking spaces).
